Broomhill farm homes decision

The plans by Nottinghamshire County Council and Bellway Homes were on the agenda for Ashfield District Council’s Planning Committee.

The plans also include public space, parking and garaging, road and sewer infrastructure works.

Council officers have recommended that councillors approve the plans, subject to the satusfactory completion of a Section 106 agreement.

The site is a 5.13 hectare area, and is to the east of Nottingham Road.

The council report says that the site is bounded to the north by Broomhill Junior School and Butlers Hill Infant School, the residential properties of Broomhill Estate and Hucknall Day Nursery.

To the west, the land is bordered by homes and the Lime Tree Road recreation field and by open land to the south.

As the site was formerly part of Broomhill Farm, it is made up of disused farmland, and therefore also has hedgerows and trees.

There were four letters of concern sent to the council, and the report says that the primary and secondary schools in the catchment area are all at capacity and ‘unable to accommodate the additional pupils projected to arise from the Broomhill Farm development’.

The report adds that at the pre-application stage , a primary contribution of £343,650 (30 x £11,455) and a secondary contribution of £396,980 (23 x £17,260) was requested.

This education contribution requirement is reflected in the s106 agreement.
