New 131-home development on Hucknall farmland set to go ahead
Confirmation has been made that a new 131-home development, valued at £41.3 million, on farmland in Hucknall is scheduled to go ahead soon.
Sheffield housebuilder Homes By Honey first unveiled the project, earmarked for a 12-acre site off Hayden Lane, close to Hucknall Cricket Club, back in 2022.
And the company gained planning permission from Gedling Borough Council in October 2023, despite almost 50 objections from nearby residents, who feared extra traffic and noise, and bemoaned the loss of Green Belt Land.
Nothing has happened since because of a protracted cross-boundary wrangle over access to the site, which would be via two roads, Delia Avenue and Dorothy Avenue on the Vaughan Estate, that are actually within Ashfield District Council territory.

But this has now been resolved, with Ashfield finally giving approval, and so Honey has given its intention to press on with the scheme by submitting a fresh planning application.
This revised application seeks to vary the house types proposed, as well as other changes relating to issues such as cycle storage, bin-collection points, layout and surfaces.
Once Gedling Council gives the expected thumbs-up, Honey says work on construction of the development, called Jasmine, should begin later this year, with the first residents moving in during 2027.
The variations mean the make-up of the 91 homes to go on the open market would comprise four two-bedroom properties, 40 three-bed, 42 four-bed and five five-bed.

The other 40 homes would be classed as affordable, in line with planning requirements of 30 per cent of the total, and would comprise two one-bedroom properties, 17 two-bed, 17 three-bed and four four-bed.
The project would also include public open space and environmentally-friendly features, such as EV (electric vehicle) charging points.
A planning statement says: “This will be a highly sustainable residential development with positive social, economic and environmental benefits.”
Honey’s chief executive officer, Mark Mitchell, said: “Our extensive market research has highlighted the significant demand for high-specification, high-quality homes in and around the Hucknall area.

"Exchanging contracts on this site and submitting plans for our Jasmine development is a fantastic step forward as we look to further grow our footprint across Nottinghamshire and the East Midlands.
"We now look forward to Gedling Borough Council considering our proposed plans to deliver homes that combine style, substance and sustainability for buyers in the Hucknall area.”
Since its launch in 2022, Honey has secured 32 sites in the Midlands and Yorkshire that is resulting in 4,842 homes being built, with a combined gross development value of £1.4 billion.
Among its other current developments are sites at Diamond Avenue in Kirkby, Linnet Drive in Rainworth, Ollerton Road in Edwinstowe and Church Street in Eastwood.

The housebuilder is backed by private equity firm, Alchemy Partners, and its Alchemy Special Opportunites Fund IV, which has £937 million of fully committed capital.
